Three New Howard Hughes Projects Slated for Kaka’ako

Howard Hughes, developer of Ward Village, Honolulu’s award-winning master planned community, has three additional condominium projects in the works. The Launiu Ward Village, its next project, is going through the permit process now. More details will come later this year, with the potential for pre-sales to start in 2023.

Launiu Ward Village: The 11th project in Ward Village

Howard Hughes has announced the 11th project in its Ward Village master-planned community. The project, called Launiu Ward Village, will be a 486-unit condominium tower with ground-floor retail and outdoor gathering spaces along Ward Avenue.

Launiu Ward Village will be designed by architect Arquitectonica, interior designer ODADA, and VITA Planning & Landscape Architecture. The project will include approximately 16,000 square feet of open public and green space, with bike paths and sidewalks connecting to the Ka Lai o Kukuluaeo park adjacent to Ulana Ward Village.

The residences will be located on the Mauka-Ewa corner of Ala Moana Boulevard and Ward Avenue. Construction is expected to begin in the third quarter of 2024.


Mahana Ward Village: The 12th project in Ward Village

Howard Hughes’ 12th project project, called Mahana, will be a 340-unit condominium tower with 17,000 square feet of ground-floor retail space. The tower will be designed by architect Solomon Cordwell Buenz, interior designer Tihany Design, and VITA Planning & Landscape Architecture.

The name Mahana means “warm feelings” in Hawaiian. The project is intended to evoke the hospitality of the Ward Estate, which was once the home of sugar barons.

Mahana will be located on the new Halekauwila extension, which is a pedestrian-friendly street that connects Ward Village to Victoria Ward Park. The tower will have a gateway plaza and sidewalks that connect to the park.

Construction on Mahana is expected to begin in 2025 and be completed in 2027.

Downtown Honolulu Revitalization Efforts

Commercial office spaces continue to suffer effects from the pandemic. Across the mainland and Hawaii, partial or entire office buildings sit empty.

Efforts are being made to revitalize Downtown Honolulu, where commercial office spaces are being converted partially or fully to residential properties. Boutique shops and restaurants are being courted to help revitalize a struggling, once-bustling urban hub.

One example is the Davies Pacific Center, purchased by Avalon Group, which is slated to become a residential condominium. It’s a solution to struggling office spaces, especially in Hawaii, where adding more housing options is always in demand. Driving through downtown, you’ll see other projects wrapping up as well, many residential.

As the pandemic continues to shape the future of work, the conversion of commercial office spaces to residential properties is likely to become more common in Honolulu and other cities across the country.

New Ward Village Residential Tower “Launiu” Files Permit Application

Launiu Ward Village may be soon coming to Honolulu’s skyline as one of Howard Hughes’ high-rise condominium projects in Kaka`ako. The proposed project would include 486 residential units split between a high-rise structure and podium building. In addition, nearly 40,000 sq.ft. of commercial and restaurant space is planned at the street level of the project.

928 Ala Moana Boulevard is the proposed address, sitting at the Ewa corner of Ward Avenue and Ala Moana Boulevard. This Howard Hughes project will be situated at the west-end of the award-winning master planned community, adjacent to Ulana Ward Village.
