Straub Medical Center’s Development Plan Begins

Straub Medical Center kicked off its 15-year redevelopment plan this week. The first phase, scheduled for completion in 2026, will begin with the demolition of current structures on-site and conclude with a new parking structure with increased capacity, rooftop garden area, and a conference center. The new flagship medical center is scheduled for completion in 2031, with the total project finished by 2036.

As the need for medical services continue to grow on the islands, Hawaii Pacific Health has been expanding its medical presence on Oahu with additional clinics and re-developed medical campuses.

Hawaii Real Estate Market Update

In the previous newsletter, we asked the question, “how will the interest rates affect Hawaii’s real estate market?” Since Hawaii has a large portion of cash-based real estate transactions, it was a bit if an unknown how quickly and how impactful the rising rates would be on the market. While we have our answer, there are a couple surprises.

The market did in fact take a downturn in number of transactions, but perhaps surprisingly, prices have remained at near-record levels. This is partially because we didn’t see a dramatic increase in inventory of homes available, where at the peak of the market, there were approximately 2,650 MLS listings. That number currently stands at approximately 2,750 — not the marked increase many expected. In addition, because of Hawaii’s luxury property market remaining strong, this also helps to keep the median sales price number high, despite the 48.2% decrease in the number of single-family home sales in November ’22 versus the same period a year before. Median sales prices for single-family homes were up 9.5%, to $1,149,500.

Condominiums also a similar decrease in transactions over the same period last year, down 43.4%. The median sales price for condominiums fell 4%, to $480,000.

Chad Takesue, president of the Honolulu Board of REALTORS®, remarked “We’re seeing more sellers adjusting the price of their listings to remain competitive on the market in the face of the gradual increase in new inventory and properties spending more days on the market.”

City Lights Return to Honolulu Hale

Honolulu City Lights have returned after a two-year hiatus due to limitations from the pandemic. Shaka Santa and Tūtū Mele bring their holiday cheer back to Honolulu Hale along South King Street. Opening night on December 3rd featured festivities including the tree lighting ceremony, an electric light parade performed from Chinatown to Honolulu Hale, plus a block party with food and entertainment vendors.

Honolulu City Lights tree exhibit is open daily from7:45 am – 10:00 pm, throughout the holidays. This popular exhibit brings both foot traffic and vehicles driving by to enjoy the city lights.

Honolulu City Lights at Honolulu Hale is located at 530 South King Street, on the edge of Downtown and Makiki/Kakaako.
